All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/blair/ _________________________________________ Lot in Duncansville, Blair Co., PA Written: September 18, 1854 Recorded: October 23, 1854 Blair County PA Deed Book E Page 562 Samuel Koon and wife to Elizabeth Koon This Indenture made the eighteenth day of September in the year of our Lord one thousand eight hundred and fifty four between Samuel Koon of Logan township in the county of Blair and state of Pennsylvania and Lovina his wife of the first part and Elizabeth Koon of Allegheny County [sic] and state aforesaid (widow) of the second part. Witnesseth that the said parties of the first part for and in consideration of the sum of three hundred dollars lawful money of the United States of America, unto them well and truly paid by the said parties of the second part at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged. Have granted bargained, sold, aliened, enfeoffed released, and confirmed, and by these presents do grant, bargain, sell, alien, enfeoff, release and confirm, unto the said parties of the second part their heirs and assigns, all that lot of ground in the town of Duncansville in the county of Blair aforesaid, situate on the south side of the turnpike road or Main street of the said town and fronting on said street fifty feet and extending back at right angles one hundred feet to the Allegheny Portage Rail Road as laid out on the ground and marked in the plan of said town number one being the same lot of ground that Jacob Walter proprietor of the said town on the Fourth day of December AD 1829 did grant and convey to Jacob Weaver, who with Margaret his wife on the 12th day of February AD 1834 did on the back of the said assign and transfer the same lot of ground to David Koon who with Margaret his wife on the 13th day of January AD 1840 did grant and convey the said described lot of ground to Samuel Koon party hereto, reference thereunto being had will more fully appear together with all and singular the buildings improvements ways waters, watercourses, rights, liberties, privileges, hereditaments and appurtenances, whatsoever thereunto belonging or in anywise appertaining and the reversions and remainders, rents, issues and profits thereof, and all the estate, right, title, interest, property, claim and demand whatsoever of them, the said parties of the first part in law equity or otherwise, howsoever, of in and to the same and every part and parcel thereof to have and to hold the said described lot together with the buildings hereditaments and premises hereby granted or mentioned and intended so to be with all the appurtenances unto the said parties of the second part their heirs and assigns to and for the only proper use and behoof of the said parties of the second part their heirs and assigns forever. And the said parties of the first part their heirs and executors and administrators, do by these presents covenant grant and agree to and with the said parties of the second part their heirs and assigns, that they the said parties of the first part their heirs all and singular the hereditaments and premises herein above described and granted or mentioned and extended so to be with the appurtenances, unto the said parties of the second part their heirs and assigns against them the said parties of the first part their heirs and against all and every other person or persons, whomsoever lawfully claiming or to claim the same or any part thereof, shall and will warrant and forever defend. In witness whereof the said parties of the first part have hereunto set their hands and seals, dated the day and year first above written. Samuel Koon Attest: George Koon The eighteenth day of September Anno Domino one thousand eight hundred and fifty four, before me one of the Justices of the Peace in and for said county personally appeared the above named Samuel Koon and Lovina his wife and in due form of law acknowledged the above indenture to be their act and deed and desired the same might be recorded as such. And the said Lovina being of full age and separate and apart from her said husband by me thereon privately examined and the full contents of the above deed being by me first made known to her did thereupon declare and say that she did voluntarily and of her own free will and accord sign and seal and as her act and deed deliver the above indenture without any coercion or compulsion of her said husband.
