Witnesseth that for and in consideration of the sum of two hundred dollars to them in hand paid by the said Levi BADDERS at of before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged and of all and of every part thereof doth acquite and forever discharge the said Levi BADDERS his heirs and assigns by these present to be the said John GROVE and Ustena his wife hath granted bargained and sold and do by these presents doth grand bargain sell alein release and confirm unto the said Levi BADDERS and to his heirs and assigns forever all that the following described tract or parcel of land situate lying and being in Hopewell township in the County of York beginning at a white oak on a bounding line of John GROVES land adjoining lands of said BADDERS formerly John KUNKLES deceased, thence by the other part of the track of John GROVE North fifty degrees East sixty nine perches to a stone thence South seventy seven and a half degrees East twelve perches to a white oak thence north forth seven degrees East twenty one perches and five tenths to stones therence South seventy five degrees West seventy seven perches and four tenths to a post South nine and a half degrees West thirth six perches to the place of Beginning Containing six acres one hundrend and twenty nine perches next measure Surveyed on warrant granted to Francis HARTMAN dated 1st day of July 1784. To have and to hold the above described tract or parcel of land containing six acres one hundred and twenty nine perches neat measure with all the buildings thereon errected and thereon and made here itamients and premices hereby bargained and sold to the only prossed use and benefit and behoof of him the said Levi BADDERS his heirs and assigns forever, and the said John GROVE and Ustina his wife the said tract of six acres one hundred and twenty nine perches neat measures hereby granted mentioned or intended so to be with the appurtenances unto the said Levi BADDERS his heirs and assigns against ....John GROVE and Ustena his wife their heirs and assignes and against all manner of person or persons lawfully claiming or to claim the same of any part thereof by from or under them or any of them heirs will warrant and forever deferred by these presents. IN WITNESS whereof we have here unto get out hands and seals the day and year first above written John GROVE (sealed) ....Kunkle? Personally came John GROVE and Ustena his wife in the foregoing Indenture name and acknowledged the same to be their act and each of their act and deed and desired it might be recorded as such. The said Ustena being of full age and by me being privately examined apart and out, of the hearing of her said husband declared that she executed the said indenture voluntarily and of her own free will and accord without any coercion comoopulsion as any undue influence between her said Husband and the full content having been by me first made known to her.
